The transfer line is 4% of the price, plus a flat AED 580 admin amount. Agency commission is 2% plus 5% VAT when you include it. Mortgage registration, when you include a loan, is 0.25% of the loan plus AED 290. The trustee line defaults to AED 2,000 plus VAT at AED 500,000 or below, and AED 4,000 plus VAT above that. The 4% fee is the standard Dubai transfer charge. The admin, trustee split, and mortgage-registration figures are the usual buying-cost lines used here. Last checked 22 October 2026. An official tariff PDF was not re-read for the AED 580 line or the trustee split, so the Land Department invoice and the trustee office win. A valuation fee is not included.
