A UAE home-loan instalment with Central Bank loan-to-value caps for nationals and expats, and a link to buying costs.
The instalment reuses the reducing-balance formula from the personal loan tool. The maximum loan-to-value follows Central Bank Circular No. 31 of 2013 as amended by Resolution No. 31/2/2020. For a first home, nationals are 85% up to AED 5 million and 75% above that, and expats are 80% and 70%. A second or investment home is 65% for nationals and 60% for expats. Off-plan is 50% for everyone. The circular’s maximum term is 25 years. Debt burden is the same 50% check as the loan tool, without the circular’s interest-rate stress test. Cash to complete adds the buying costs from the Dubai buying-costs tool, including 4% transfer, admin, trustee, agency, and mortgage registration. A bank can lend less. This is not an approval. This is an estimate, not legal, financial, or religious advice.
It stays in the higher first-home band. The 2020 amendment says “less or equal to AED 5 million” for that band. The next dirham uses the lower band on the whole price.
The circular’s table is nationals and expatriates, plus 50% for off-plan. It does not state a separate non-resident cap. A bank often lends less to a non-resident. This page does not invent that lower cap.
